Spacious three-room apartment in the centre of Ostia Lido: 5 minutes on foot from the Metromare station, 15 from the beach and 30 minutes from Rome by train.
About the apartment
On the 4th floor of a building with a lift on Via delle Baleari, a quiet residential street in the centre of Ostia Lido. An elegant entrance separates the living area from the sleeping area, with a built-in wardrobe that houses the washing machine. The open-plan living room combines a fully equipped kitchen, a breakfast corner, a dining table for four and a comfortable sofa facing a 50-inch Smart TV, and opens onto the balcony.
The main bedroom has a king-size bed, a large wardrobe, a 32-inch Smart TV and air conditioning. A second room with a desk is ideal for remote work. The modern bathroom has a walk-in shower. The apartment sleeps 2 adults, plus an infant in a cot available on request.

Before you arrive
Three days before your stay we send you, on WhatsApp, the exact address, directions from the airport or the station, and all the arrival details.

Your documents
Italian law requires us to register every guest with the police. Please send us a photo of each guest’s passport or ID card before arrival, or have them ready at check-in.

Check-in from 15:00
We welcome you in person and show you the apartment. Please send us your arrival time, or your flight details, as soon as you have them: we do our best to accommodate late arrivals, as long as we know when you’re coming.

Check-out by 11:00
Leave the keys on the table and close the door behind you. Need to leave your luggage for a few hours? Ask us and we’ll do our best to help.

House rules
- You'll be staying in someone's home: please treat it with care and respect
- No pets
- No smoking indoors: smoking is allowed on the balcony
- No parties or events
- No extra guests or overnight visitors beyond those booked
- Please switch off the air conditioning when windows are open or when you go out
- A valid ID for every guest is required at check-in, as Italian law requires
- Rome tourist tax: €6 per guest per night, up to 10 nights, paid separately; children under 10 are exempt

Cancellation
- June to August, Easter and Christmas: the 30% deposit is non-refundable; the balance is due 30 days before arrival and is then non-refundable. One free change of dates, subject to availability, if requested at least 30 days before arrival
- Other periods: free cancellation up to 15 days before check-in; after that, the deposit is non-refundable
- Refunds exclude bank fees
Location: Via delle Baleari, Ostia Lido. The beach is about 15 minutes on foot and the Metromare station Lido Nord 5 minutes. Fiumicino airport is 15 minutes by taxi, and the Cotral bus to the airport stops nearby.

Can we check in early or check out late?
If the apartment is free before or after your stay, we’re happy to help: just ask us a few days in advance.
Is there parking?
Yes, there is free street parking near the building.
Is it warm in winter and cool in summer?
Yes: heating in winter and air conditioning in summer in the living room and the main bedroom.
How fast is the Wi-Fi?
It’s fast fibre-optic Wi-Fi, with a separate room and desk for working.
Can the apartment be cleaned during our stay?
Yes, on request. Extra cleaning during your stay has an extra charge, agreed directly with our cleaner.
Can we bring a baby or a pet?
A baby cot is available on request, free of charge. Unfortunately pets are not allowed.
